    Azabu Property Investments’ Real Estate Investment and Trading activities center around distressed and special situation real estate opportunities across Japan. We aim to acquire assets at 15-25% discounts to regular market prices. For that purpose we employ a disciplined approach to valuation, leveraging a proprietary database of distressed transaction prices.
    Our assets can be found in above-average city-center locations and tend to generate above average rental yields until they are sold at a premium to acquisition value.
    The core of our capital is proprietary as we always put our own capital at risk when we invest alongside third parties.
    Our exited portfolio (170 assets) exhibits a realized after cost/tax net return on investment of 23.4% and an annualized unlevered internal rate of return of 14.3%. (December 2023)
